Springs Mall will be a modern 48,000m2 regionally dominant shopping mall, an aspirational shopping environment that will lend to the powerful, already secured, tenant mix of Springs Mall.
Systemic trends like urbanization, demographic shifts and retail consolidation continue to drive the demand for regional shopping centres in Gauteng. Destined to become a landmark mall in the region, Springs Mall will enhance the local economy by decreasing retail leakage and capturing regional retail expenditure.
Located on the eastern fringe of Gauteng, Springs forms part of the Ekurhuleni Metropolitan Municipality. Springs Mall benefits from an excellent location at the intersection of the N17 highway and R51/Wit Road and is clearly visible from the surrounding regional and national roads.
Springs Mall will act as an interceptor for retail traffic travelling west along the N17 as well as capturing the Springs municipal area spreading south to include Kwa-Thema, Tsakane, Suncourt, Sharon Park, Selcourt and Daggafontein. The secondary catchment area borders on the N12 freeway to the North and follows the N17 east toward Secunda. The eastern trade area captures the small towns of Delmas, Devon, Leandra and Ogies. Residents of the secondary catchment area will enjoy easy macro access to the site via the N17 freeway.
Springs is one of the industrial centres of the Witwatersrand and also the Eastern Gateway of Gauteng towards Mpumalanga and Northern Kwazulu Natal. Springs has evolved from a mining based economy to one of manufacturing and engineering industries; products of the region include processed metals, chemicals, paper and foodstuffs. Large employers include the Kellogg’s factory, Impala Platinum’s precious and base metal refinery and Zincor, the only zinc producer in Africa.
Within the primary trade area, the Springs customer is typically middle to upper income, with low debt and high disposable income. Springs enjoys an unemployment rate of less than half of the national average (11%) with 85% of the work force being employed in the formal sector. Springs also has a significant amount of high income households, in most cases affluent entrepreneurs.
Springs Mall scores highly on all of the fundamental factors that define a strong location for a regional mall.
Construction of Springs Mall in underway, the mall will open on 16 March 2017.
